Purchasing our Copyrighted Plan Sets
Before purchasing one of our plan sets, prospective buyers should understand exactly what our Chesapeake Cottages product is. We have designed our Cottages to meet specific parameters – using prefabricated panelized elements and modular layouts to make them as efficient and economical to build as possible. We have specified quality materials throughout and used thoughtful patterning to make them attractive from every angle. And we have kept them within a reasonable size range of +/- 1000 SF to +/- 2000 SF. Finally, you’ll also notice that we do not include attached garages – to keep the scale and balance of the Cottages pleasing, to keep cars out of sight, and to separate chemical fumes and fire risks for safer, healthier living spaces.
Because our designs are based on years of experience and are so meticulously thought out, we do not offer to make revisions to our Plan Sets. Chesapeake Cottages LLC does not offer Custom Home Design as part of our services. We feel our catalog of designs offers enough variety and flexibility to meet the needs of our niche market of conscientious, sustainably-minded buyers without going to that extent.
Purchasing Plan Sets
- Once you have selected a Cottage design, the base cost for purchasing a Plan Set can be calculated as $4.00 per Square Foot of finished living space, as noted on the Purchase agreement.
- You can then fill out our standard agreement, sign it, and submit it with a 50% deposit, to begin the process.
- You will be sent an email, to confirm that your order has been received, to give an approximate delivery date for your Plan Sets, and include a total for your final payment, printing and shipping costs, and applicable taxes.
- When the Documents are prepared, you will be invoiced, and once your payment has been received, 8 sets of Construction Documents for your selected Cottage Design will be sent to you.
Because each set of plans will be prepared for a specific Purchaser, and include a preliminary layout and estimate from the panel manufacturers, delivery will be a minimum of 8 weeks from the date of CCLLC’s receipt of the signed agreement and deposit for the purchase of the plans.
Note: The actual time will depend on the response time from the panel manufacturers with their preliminary estimate, and on current workload conditions, as each order will be processed in the order that it was received.
When you have made the final payment, and your Plan Sets have been sent, you will be well on the way to getting into your new Home. However, it is important to remember that our plans are prepared for and registered to each individual Purchaser, so once the sets have been sent, we cannot allow refunds or exchanges – all purchases are final and nonrefundable. If you cancel your order anytime before the Plan Sets are ready to be sent, you will forfeit your deposit, but will not be responsible for the remaining balance.
Licensing and Copyright
All Chesapeake Cottages LLC (CCLLC) Cottage Designs and Plans are protected under the Architectural Works Copyright Protection Act, and all Federal and International copyright laws, as the intellectual property of CCLLC. Purchasing one of our Cottage Plans licenses the Purchaser to build one dwelling unit, and in no way transfers any copyright or other ownership in it to the Purchaser or to any third party.
A maximum of 8 copies of Construction Documents will be provided for the construction of this dwelling unit with the purchase; reproduction of the drawings, either in whole or in part, for any other reason, is strictly prohibited. The purchase of additional sets of documents for that Cottage Plan at a reduced price from the original purchase price does not convey a license to construct more than one dwelling. If the intent is to build more than one dwelling unit, a special contractual agreement must be made with CCLLC to license extended usage and avoid copyright or license infringement.
Copyright and licensing of CCLLC Cottage Plans for construction exist to protect all parties; it respects, supports, and protects the intellectual property of the original designer. Willful infringement by using CCLLC designs and/or documents without the express written permission of an officer of CCLLC, or in a manner prohibited in the written agreement, could cause legal claims for statutory damages, attorney’s fees, and damages for loss of profits.
